TriBurbia? According to this article by GABRIELLE BIRKNER - Staff Reporter of the Sun, Tribeca is quickly changing from Artist, to the closest thing to suburbia Manhattan has to offer.
Numerous elements factor into this transformation, such as the decline and ascent after the 9-11 attacks. (The whole area was a mess), subsequent incentives to stay in the area by the state, the ever increasing prices, etc.
Now, apparently, Tribeca aka TriBurBia is a become a yuppy safe-haven where the once empty streets are now crowded with "Now, there are tons of strollers, but chances are you still know everyone," said once resident.

But, this does beg the question. If you want to live in a suburban environment, why are you living in NYC? Of course, that's just one more thing that makes NYC what it is. The fact the city is a state of constant change.
